Rent Collection

FIXED FEE - £75 PCM

  • Setup fee £249.00
  • Inventory Reports - from £95 (Ts & Cs apply)
  • Tenant Reference Checks - £50 pp
  • Deposit registration under a government approved scheme - £60
  • Tenancy Preparing £90
  • Tenancy Renewal (if required) - £110
  • Fee if landlord requests, in writing, to serve possession notice on the tenant to require vacate passion - £90
  • Referencing proposed tenants includes Bank Check, Credit Check, Landlord References and Employer Checks
  • Advice on relevant legislation and action taken on landlord’s behalf when necessary
  • Marketing your property at the agreed rental price on our website and all major property portals
  • Arranging and carrying out accompanied viewings
  • With this package there are no free inspection reports
  • We will do 3 free visits throughout 12 months for any emergency. Any additional visit will cost the landlord £20 and any inspection report will cost £50. We only send our contractors with permission from the landlord. In the case of an emergency we will send a contractor and deduct any costs from the next monthly rental payment.

Full Management

12% of monthly rental

For Example: If the monthly rent was £1000 based on 12% of the monthly commission the fee would be £120

  • Corresponding with utilities, council tax, water etc
  • Organising contractors for emergency repairs and maintenance at a price agreed by landlord
  • Arranging payment plan
  • Advising the landlord about eviction process
  • Organising and monitoring annual safety checks.
  • Ensuring all compliance is adhered to on our side and the Landlords

Let Only Tenant Finder

50% of the monthly rental payment

  • If the first rent payment is less the £1,200 the let only fee will be £625

Landlord is responsible for having the following in place: Gas Safety Certificate - Electric Certificate - EPC - Hardwired fire Alarms - Property Insurance – Carbon monoxide

We can organise the following for the landlords if required

  • Gas Safety Certificate -£95
  • Energy Performance -£95
  • Electric Certificate -£195 dependent on bedrooms
  • Carbon monoxide -£85

Note:

We are as an estate agent not liable for any miss payment to pay. If the landlord has a rent guarantee in place then he/she can contact with their insurance company. We will provide rent statements and all other documents which will be needed if you as a landlord have any other question ask us clearly and take it in writing before using us.
